Is my home covered by any warranty?
Yes. Your new home comes with various warranties which range from 6 to 18 months long, depending on what they refer to. Make sure to check all your warranty details, so you know how long the warranties last for and what they cover. You can refer to your homeowner guide for an expansive list of what is major and minor, both inside and outside your home.
Under your contract with Glenveagh for the purchase of your home, Glenveagh agree to make good any major defect which arise in your home for a period of 18 months from the date that we notify your solicitor that the works to your home have been completed, and to make good any minor defects which arise within a period of 6 months from the same date.
What defects are not covered by the warranty?
Your warranties cover specific minor and major defects. They do not cover normal wear and tear and general issues which may arise when a home is lived in. Please see below a list of items that are not covered by your warranties:
- Cracks in plasterwork
- Defects or damage in paintwork or decoration
- Normal shrinking or expanding of timber
- Defects in plasterwork or damage occurring in your home due to the normal operation of the central heating system
- Damage or defects caused by your negligence or abuse
- Damage or defects caused by private works
- Damage or defects caused by normal wear and tear
- Items covered by the HomeBond Guarantee Scheme
- Glenveagh will also not be liable for any damage caused by adverse weather conditions, negligence, abuse or maintenance of your home or its appliances.
Private works and warranties
Having private works done in your home can interfere with your Glenveagh warranties, primarily your major 18-month ones for your plumbing and electrical systems, although your minor warranties can also be affected.
"Private works" can be defined as hiring a contractor to do work in your home. For example, hiring an electrician to install extra sockets or lighting would constitute private works. Another example would be hiring a plumber to install an outdoor tap or to move the radiators from one wall to another. Both of these would impact the respective warranties to varying degrees. In the case of the electrician, your entire 18-month electrical warranty with Glenveagh would be voided, so if any issues were to occur with the electrics in your home during this time, Glenveagh would not be able to assist.
While we would recommend that you refrain from having any private works done in your home until the expiry of your Glenveagh major warranty period so as to avoid any potential coverage issues which may arise, the decision is ultimately yours to make. If you are unsure whether the private works you wish to have done will impact any of your Glenveagh warranties, please ask our customer care team.
Can I use Glenveagh contractors for private works in order to preserve my warranties?
No. The contractors we work with do not undertake private jobs for homeowners and will only attend for defects and remedial works at our instruction.
Water softeners and your plumbing warranty
Water softeners have recently become a popular enough feature in homes that we thought it worthwhile to address them directly and how they can impact your plumbing warranty with Glenveagh.
- If a water softener has been installed, the plumbing warranty for any issues with the pipes under the kitchen sink (the location of the water softener installation) is voided.
- If the stopcock has been removed or replaced during water softener installation, the plumbing warranty relating to your cold water storage tank is also voided. Stopcock modification can cause water pressure issues due to the potential for dirt to enter the system, which can affect the ball cock in the water tank and prevent it from sealing shut properly.
- If the stopcock has not been removed or replaced during installation, any issues relating to your water tank or water pressure will be assessed on a case-by-case basis.
Water softener installation does not impact your warranties for:
- Your water pump
- Your heating system
- Your sewage system
